Each unit has a New Kitchen, Cabinets, Central Air/Heat, Appliances including Washer and Dryer, Windows, Doors and Flooring.Each unit is tastefully furnished** with a Queen Bed Set and Two Twin Beds / King Size Conversion possible giving occupants a choice in bedding arrangements. The kitchen is outfitted with everything to cook and enjoy a meal. Linens and bath towels are provided. Free Wi-Fi is provided. Cable TV.Situated on one-half acre bordering an 800 acre ranch provides a quiet setting just a short distance from central Inverness in Citrus County, Florida. Careful, considerate, outdoor or open air smoking is permitted on the patio deck or outside any of the apartments. Failure to respect this policy and any smoking in your unit will result in a minimum charge of $250.00 for dry cleaning and loss of the room. Check-in / check- out: If you need to make special arrangements for early or later check-in, please let us know ahead of time. Arrivals: Between 3:00 PM and 6:00 PM. If you anticipate a late arrival then please let us know in advance. Departures: By 11:00 AM. A late check-out needs prior approval, late check outs will incur a charge of $50.00 Booking & Rates: Visa, MasterCard, Travelers checks and cash are accepted as payment. Reservations are confirmed by your prepayment of the required deposit amount as noted below. DEPOSITS: Reservations are held with deposit by credit card or personal check for a prepayment amount as follows: Stays of one to 30 nights: Deposit equal to one-half amount due for stay. Stays greater the one month: Deposit $1200.00 Additional Payment required Prior to Occupancy and Check-in: 14 DAYS IN ADVANCE-Stays of less than 30 nights will require payment for rental period in full (less deposit paid) plus $250 security deposit and will additionally include applicable taxes (9%).-Stays of greater than 30 days will require payment of first and last month’s rents (less deposit paid) plus applicable security deposit.Additional monies due are to be paid in full 14 days prior to your arrival and occupancy; Non-payment at 14 days will result in complete forfeiture of initial deposit and loss of reservation period. Rent for second and subsequent months is due 30 days after first day of occupancy in each subsequent month. Failure to pay will result in eviction and forfeiture of deposit/last month's rent. Security Deposit will be applied to any damages/repairs/labor incurred.All rates based on double-occupancy, unless offered or stated otherwise. Cancellation / Refund Policy: PLEASE NOTE: Shady Acres Apartments is a small property where every reservation is both important and special to us. In the unlikely event that you must cancel with less than 90 day notice, shorten your stay or check out early, please understand that we must ask you to take responsibility for your entire reservation booking, unless we are able to rebook all nights. There is no guarantee that we can rebook all the nights of your reservation. We will make every effort to rebook them, but at the last minute this can be difficult. We will refund you the cost of any days we are able to rebook minus a $90 fee. Please ask us about moving your reservation for no charge. Our goal is to ensure fairness to all parties involved. Policy:- 14 Days or Less Notice: NO REFUNDS GRANTED and FULL FORFITURE of all future use of deposit will result. A no-show will be charged the full amount for reserved period.- 15 Day to 30 Day Notice: Full deposit can be applied to a future reservation; but, deposits will not be refunded. ** Six month limit to reschedule else full forfeiture of deposit shall result.- 30 to 90 day Notice: Cancellation fee equal to one-half of deposit amount shall apply. All Monies received to date will be returned less cancellation fee within 14 days of written notice to Shady Acres Apartments.- 90 Day Notice or Before: Full refund granted.
