our check lists itemize all the houses negative features that we will change into positive ones. These positive
photos will present a house to the prospective buyer as the perfect place for her to enjoy the life she wants.
nothing can stop a sale faster than an unattractive appearance of a house as viewed from the street.
as we look at the house through the "buyer's eyes", we check that the house number is easily seen
from the street. Then look at the "curb appeal" of the sidewalks - bushes and lawn - the driveway - the fence
and the exterior lights. We also inspect the siding - the windows - the front door - the patio door - the gutters
and downspouts. This is "not" a home inspection but an organized system to "prepare a house for sale".
every room has its own check list for the ceiling, floor, doors and windows. We inspect every room and then
prepare it for an open house. We start with ceiling, and walls and check and repair cracks,
water stains and peeling paint. We check wood, linoleum, vinyl tile, ceramic/stone and carpeted floors
and refinish, repair, reattach and replace any item that requires attention. We also look under the furniture
for hidden damage. We turn on light fixtures and overhead fans to make sure they are operative. As any
buyer would do, we open and close interior doors and windows to make sure that they move smoothly;
and if not, we fix them. We repair and replace screens and storm windows where needed.
for the buyer the kitchen is the most important room in the house. We meticulously inspect the kitchen sink
faucet - countertops - cabinet doors - drawers - and appliances. We check to make sure they are operative
and will clean them if necessary. We especially look at the range and oven - cooktops and built-in ovens.
we will replace obvious broken parts and with the seller's permission call a service technician to take care
of operational problems. This is where the buyer cooks and this is where she wants perfection.
we look at the bathroom through the "buyer's eyes". We replace chipped sinks, repair or replace faucets
and fix any leaks at the base of the toilet. We inspect the medicine cabinet - vanity doors and drawers and
make the necessary repairs. We will caulk bathtubs and clean shower stall walls and repair damaged doors.
