I will take from tenant a written priority list of requested upgrades and make them through time; much is dependent upon the care of the property by tenants (children are hard on a house).References required: current landlord, employer, and 2 others.Because I'm worn out by tenants who, in the past, were either deceitful, unruly, disrespectful, or justified their actions, it makes me distrustful and not want to provide the valuable service of housing. Therefore: You must pay rent on time or face eviction, be respectful, communicative, decent, clean, take care of trash areas, and not be noisy. No manipulation of landlord or excuses for not paying rent or plotting to substitute damage deposit for last months rent, trusting landlord to return deposit upon or after vacating (Normal policy is 10-20 after, but I can be worked with to give deposit in the last remaining days of renting.).
